Bergen County's spring 2026 real estate market is shaping up to be competitive, well-paced, and full of opportunity for both buyers and sellers who are prepared. Here's what we're seeing across the towns we serve — Ridgewood, Wyckoff, Ho-Ho-Kus, Glen Rock, Franklin Lakes, and Saddle River.

Market Overview: Demand Stays Strong

Heading into spring 2026, Bergen County continues to benefit from strong fundamentals: excellent schools, proximity to New York City, and a lifestyle that attracts families and professionals alike. Inventory remains tight across most price points, which keeps pricing firm and well-priced homes moving quickly.

Interest rates have stabilized compared to the volatility seen in prior years, giving buyers more confidence to make offers. At the same time, sellers are seeing solid returns on well-maintained and properly marketed properties.

Pricing Trends by Town

Home prices across Bergen County's most desirable towns remain strong heading into spring:

Ridgewood: Median sale price is hovering near $975,000, with updated homes in prime locations often exceeding $1.1 million. Demand remains intense for move-in ready colonials near downtown and the train.

Wyckoff: Properties are moving in the $875,000–$1 million range, with larger lots and privacy continuing to drive premium pricing. Buyers here tend to be families seeking space and strong schools.

Ho-Ho-Kus: Limited inventory keeps median prices near $1.1 million. Homes near the train station and downtown command the highest interest.

Glen Rock: Median prices sit just below $1 million. Two NJ Transit stations and top-ranked schools make it one of the most sought-after commuter towns.

Franklin Lakes: The luxury segment is active, with median prices above $1.2 million. Buyers are drawn to estate-style homes with privacy and modern finishes.

Saddle River: The ultra-luxury market remains selective but steady. Properties priced above $2 million attract high-net-worth buyers seeking gated estates and multi-acre lots.

Inventory Outlook

Inventory across Bergen County remains below historical norms. Many homeowners who locked in low interest rates in prior years have been hesitant to sell, creating a supply constraint. However, we're seeing early signs of increased listing activity heading into spring, particularly in the $800K–$1.2M range.

For buyers, this means competition is still a factor — but there are more options emerging compared to last year. For sellers, it means well-priced, well-presented homes continue to attract serious interest quickly.

What Buyers Should Know

If you're buying in Bergen County this spring, preparation is everything. Get pre-approved before you start touring homes. Know your must-haves and your deal-breakers. And work with an agent who knows the local market block by block.

Multiple-offer situations are still common, especially in Ridgewood, Glen Rock, and Ho-Ho-Kus. Having a strong offer strategy — including flexibility on closing dates and inspection terms — can make the difference.

What Sellers Should Know

Spring is prime selling season, and 2026 is no exception. If you're thinking about listing, now is the time to prepare. Invest in professional photography, light staging, and small updates that make a strong first impression.

Pricing accurately from day one is critical. Overpriced homes lose momentum quickly, while homes priced in line with the market generate urgency and competitive offers.

The Bottom Line

Bergen County remains one of the strongest real estate markets in New Jersey. Whether you're buying your first home, upgrading, or selling to move on, the spring 2026 market offers real opportunity — if you're prepared.
